A Few Tips for Faster Turn Times
The appraisal profession is always evolving. Every year, it seems, appraisers are asked to present extra information or have steps added to their process - all to ensure the end user receives the most useful data. In order to stay current with the constantly changing requirements, Yuke & Associates Real Estate Appraislas is always acquiring additional tools and tweaking processes in order to increase efficiency so we can do more work for faster. At Yuke & Associates Real Estate Appraislas we know that time is important to everybody, so below are a few items you can do to accelerate the process on any appraisals ordered from Yuke & Associates Real Estate Appraislas:
- Are you ordering appraisals online? By ordering online, you get automatic e-mail acknowledgements that the assignment was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! We don't have to manually enter information from a fax, and nor will you wonder whether we got the order.
- Are you providing complete and accurate data about the subject property? Having just one number incorrect on the street address can really unnecessarily delay an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales from the area is welcome — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

- Be sure to tell us about the unique features of this property. Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how features unique to a property contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique details of the home or surrounding area -- for example, it's recently had an addition constructed, it's subject to zoning restrictions, and it's prone to flooding. While these are things that we will find out on our own, knowing them sooner makes your report arrive quicker.
- Be sure the occupants know the plan. One of the most inefficient tasks of the appraisal process is confirming an appointment with the current homeowner. Many current homeowners are clearly apprehensive with the idea that an unknown persons wants to come in their home, look around, and take copious notes. A common belief is that they need to make the place spotless before the inspection, believing that will increase the value . So they reschedule the appointment until it is cleaned.
Coming from you -- a trusted party with whom they are already working -- a little info about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one bit, will help move the process along for everyone. Our website has several pages of relevant information about the appraisal process for homeowners. I encourage you to share it with your customers. They can even call us if they want to meet the staff and learn more about our services. And tell them it's in their interest to set the appointment quickly!
- Are you using our website as a resource to keep track of your report's status? Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As each important milestone in an assignment is completed, that information is available instantly to you online. It's never been easier to keep track of your report's status.
